Opportunity in Dubai
By Metilda Carl Published: 08/31/2009
The National, a leading Gulf newspaper, has reported that many property investors have realized that the Dubai property market is currently offering a fantastic window of opportunity to buy up prime real estate at lucrative discount prices.
Speaking to the paper, Graham Dixon, a property investor and expatriate living in Dubai, said that affordability has improved substantially in recent months.
"I don't think we'll get these prices at any other time. I've made up my mind to buy and will try and negotiate as much as possible," he said.
Meanwhile, the paper has warned that buyers who fail to act quickly enough could end up missing out on the one-time low prices seen in recent months as property value in Dubai's most popular neighbourhoods begin to move upward.
Earlier this month, the National reported that Dubai property prices, as well as those in Abu Dhabi, have risen considerably in recent weeks, with a 12 per cent jump witnessed in June as investors entered the market in search of property selling at a discount to its true market value.
Christopher Chadd is the head of research at Property Frontiers and explained that Abu Dhabi has been a popular spot for purchasing accommodation over recent years.
Because the emirate’s real estate sector has not grown as rapidly as the Dubai properties market, it has been able to learn from the location's activities, he added.
Mr Chadd further noted Abu Dhabi was richer and would be able to move forward stronger than some other places in the Middle East.
"We are actively seeking sound investment opportunities in this part of the world as we feel … an investment here would make a solid addition to most portfolios," he stated.
In conclusion, Mr Chadd pointed out an increasing number of Brits were looking to put their finances towards properties in countries overseas, rather than in the UK. The real estate context of both the Dubai property market and emergent Abu Dhabi property sector mean that both of these Gulf states provide suitable and profitable property investment opportunities at the moment.
